Spot gaps and prepare for a claim

The cause of damage matters. A sudden burst pipe, river flooding, and a long-running leak can have different coverage outcomes. Standard homeowners and renters policies generally exclude flood and earthquake damage. Separate insurance or an endorsement may be available. Sewer backup, business property, and valuable collections also deserve specific questions. An endorsement for one risk does not automatically address every water-related loss.

Prepare an inventory with photos, item descriptions, and available receipts before a loss; keep a copy somewhere accessible outside the home. After damage, put safety first and report the loss promptly under your policy’s notice requirements. Take reasonable, safe steps to prevent further damage, keep emergency repair receipts, and document conditions before cleanup where possible. Ask the insurer about inspections, required forms, and repair approval. Preserve damaged items when safe and practical, and keep a dated record of communications.
