Prepare for rain and rising water

Walk around the property from safe ground in fair weather and note drainage problems. Report overflowing gutters, damaged downspouts, blocked drains, or water collecting against the building. Arrange qualified help for roof or gutter work; this course does not ask you to climb a ladder or roof. Ask a professional about directing drainage appropriately and whether your home needs a sump pump, backup power, or a backflow device. These measures need correct installation and maintenance and cannot eliminate every flood risk.

Learn local flood risks and alert channels before heavy rain. Move important documents and vulnerable belongings to safer storage while conditions are safe, and maintain secure digital copies. Prepare a household evacuation plan, including pets and transportation. Do not wait for water to enter before considering coverage: homeowners and renters policies generally do not cover flooding from outside, and separate flood coverage may have a waiting period. Ask your insurer about your specific policy well before a storm. A home outside the highest-risk mapped flood area can still flood.
